Annual Maintenance Agreement

 

In order to provide a guaranteed effluent quality it is necessary that a BioKube system be maintained regularly.

To do this we ask all householders to sign an annual maintenance agreement. 

The annual maintenance agreement takes the following format:

 

Annual Maintenance Agreement between Biotank Ltd. and the Householder for 5 PE system.

This annual maintenance agreement for the BioKube wastewater treatment system is priced at an annual subscription price of £110. The amount includes VAT, but excludes consumables and spare parts. The amount is index-linked.

The maintenance agreement comprises an annual inspection as well as service visits in the event of system alarms created by the electronic alarm monitoring system. If a specific alarm is not caused by a treatment system malfunction, the visit in question will be invoiced at standard service rates. (Available at request) 

This annual maintenance agreement may be transferred to a licensed sewage contractor authorised by Biotank Ltd. to service the BioKube wastewater treatment system.

1. Inspection of SO system (enhanced organic treatment including nitrification)

Inspections are made to ensure that the system is locked.

Cabling and wiring

Electric cabling and electric bushings are checked for correct wiring and tightening.

Tubes are checked for ageing, ruptures, breaks and tightening.

Settlement Tank

The system owner is responsible for ensuring that sludge is removed from the settlement tank at least once a year.

This normally takes place through a local scheme for such removal. If no local removal takes place, the tanks must be inspected and comments made in the service report.

Inlet pump

The inlet pump is serviced and cleaned.

The pump is renovated if required.

The overflow alarm is cleaned and checked for malfunction.

Air blowers

The air blowers are inspected.

The filters at the top of the air blowers are removed and cleaned.

Biomedia

The biomedia coating is inspected. The aeration system is inspected. The degree of oxygen saturation is measured.

Three-way valves

The three-way valves are inspected.

The backwashing system is inspected.

2. Accessory equipment

SOP system

Chemical tank

The fluid level is checked and the tank is re-filled.

The level meter is inspected.

Dosing pump

Action is taken to check concurrent operation with backwashing from the preceding chamber.

The dosing volume is checked.

3. Reporting

Samples are taken to be analysed. (This confirms that the system is working correctly)

A service report and a copy of the report are placed in the property mailbox after each service visit. A second copy is returned to Biotank Ltd.
